Owners Specifications and Submittals Commissioning - Attention to detail is a prerequisite for commissioning. This is especially true when looking through the project specs and finding the owner’s requirements for the project and then matching the owner requirement specs to what is provided by the contractor and then documenting everything as the commissioning specifications require.
This requires reading the specifications and matching everything up with the submittals for the project. Sometimes this is a monstrous task especially for larger projects with various types of infrastructure. (more…)
Direct Digital Controls Commissioning | Building Automation Systems - Preface –This article is not all-inclusive of everything required to properly commission a control system. I wrote this because of my observations of a colleague. The colleague called me in as a consultant to complete the controls commissioning. My colleague’s background was lacking in experience for controls, whereas my background does not suffer from this lack of experience in both controls engineering and commissioning control systems.
Anyhow, buckle your seat belts. It’s a long piece where I cover a lot of ground, although I feel it is not complete. Direct Digital Controls Commissioning | Building Automation Systems - On many commercial construction projects, the HVAC, lighting, electrical, and other systems including life and health are controlled by direct digital controls (DDC). Otherwise referred to as building automation systems (BAS), building monitoring systems (BMS), or energy management systems (EMS).
These systems can be complicated without proper understanding. It is vital before the building is turned over to the owner that these systems are correctly commissioned. Or otherwise set up and tested to ensure they operate correctly. That includes ensuring the operators are trained in its use and are given proper access levels to monitor equipment and systems DDC controls in the building. (more…)
Data Center Commissioning - A load bank that gives a heat load for testing the cooling system in a data center. The load banks are also used to give the electrical system a load for testing the data centers electrical equipment and redundancy.
PDU’s or Power Distribution Units, switchgear, automatic transfer switches, static transfer switches, UPS, or universal power supplies along with banks of batteries, are all tested in conjunction with the load banks. (more…)
HVAC Inspections Commissioning - How often have you heard someone complain about inspectors or code officials whose job it is to inspect mechanical, electrical, plumbing, and other trades work for safety and quality workmanship?
One could argue that workmanship or even design can be horrible even if the work passes a code inspection. However, chances are if the trades have any integrity they want the job to look good whether it is for the inspector or whether it is for pride and quality of work. (more…)
